Gwinnett County Public Records Map

Georgia law opens many records made or kept in public business, but it does not place them in one Gwinnett County database. The Superior Court Clerk keeps deeds and the main court files. Probate Court holds estates, marriage records, and local certificates. The Board of Assessors maintains the property roll, while county departments answer through the open-records portal. Access depends on both the record and its custodian.

Public does not mean unrestricted. Sealed cases, juvenile and adoption matters, protected victim data, sensitive identifiers, and many certificate records are closed or redacted. Driver data is not an ordinary open record. A searchable index also may show only a record's identifying facts, while the image or certified copy follows a different rule. Voter data has its own access process, so readers who need that single record set can use the Gwinnett voter registration lookup without treating it like a general county request.

Gwinnett Land Records Since 1871

The Deeds and Land Records division records deeds, liens, plats, condominium floor plans, partnerships, physician licenses, and military discharges. Its surviving books begin September 26, 1871 because former land records burned. The GSCCCA Real Estate index is the official online route. A grantor transfers an interest; a grantee receives it. Try both roles and spelling variants when a name is uncertain.

Results can identify parties, roles, instrument type, filing date, county, and book/page or instrument number. Images may require a GSCCCA account or payment. The clerk's public terminal offers a free viewing path during business hours, and the counter or mail route remains available for copies.

Gwinnett Court Records Use Two Paths

The official Gwinnett court search router sends Superior, State, Magistrate, and open probate estate cases to Odyssey. Recorder's Court has a separate search. A docket is the running list of filings and events in a case. It may show case number, court, case type, filed date, status, party names and roles, hearings, and judicial officer.

Documents for Superior, State, and Magistrate matters may route to paid re:SearchGA access. A portal field never overrides a seal or confidentiality rule. Adoption, juvenile, sealed, and protected material stays unavailable. For an actual file, contact the proper clerk. Public terminals may show docket details or images that are less convenient online, and older files may need archive retrieval. Search by case number when known because it avoids mixing people who share a name.

Gwinnett Property Records Split Three Ways

The Board of Assessors property search accepts owner name, property address, or parcel ID. Its parcel card can show owner and mailing address, situs address, legal description, values, building facts, exemptions, sales history, and a map link. Situs means the physical location of the land. A mailing address is where tax notices go, so it does not prove where an owner lives.

The Tax Commissioner's portal handles bills, balances, and payments. The GIS Data Browser maps parcels, owners, streets, addresses, intersections, districts, and municipal boundaries. Use the assessor and deed evidence for ownership; use GIS for location and jurisdiction.

Note: A homestead exemption can support owner occupancy for a tax year, but it is not proof of continuous residence.

Gwinnett Vital Records Have Limits

Georgia DPH and Gwinnett Probate issue modern certificates under O.C.G.A. Title 31, chapter 10. Birth certificates are limited to the registrant and qualifying family or legal representatives. Certified death copies require a direct and tangible interest, though the public may request a plain-paper copy with the Social Security number redacted. A certified marriage application is limited to the two parties.

The current 2026 schedule lists $25 for a first birth or death certificate and $5 for each extra copy in the same order. Gwinnett marriage certificates cost $10. DPH covers statewide births and deaths from January 1919 and marriages from June 1952 through August 1996; Probate is the county route for Gwinnett licenses outside the state marriage span.

Gwinnett Records Fees Depend on Custodian

GORA production charges and court-copy fees are separate systems. Under the Georgia Open Records Act, an agency may charge reasonable search, retrieval, and redaction labor using the lowest-paid qualified employee, generally after the first 15 minutes. Copying can be charged, with state guidance using $0.10 per page as an example. Ask for an estimate and economical electronic delivery.

Judicial records follow clerk schedules instead. The Superior Court fee page lists $1 per uncertified page and $2.50 for the first certified page, with later pages at $1. Probate open-estate copies cost $1 per page. A certified copy bears the custodian's formal authentication; an uncertified copy is a reproduction without that certification.

Gwinnett Probate Records Need Lead Time

Open estate files can identify a decedent, heirs, interested parties, property, and case events. Selected documents appear through Gwinnett Probate's records access and re:SearchGA. Guardianship and other protected proceedings may be limited. For a physical file, submit the Records Request Sheet and allow up to two business days for retrieval before an appointment.

Mail requests must cite the file, identify the requester, and include a self-addressed stamped envelope plus check or money order. Copies cost $1 per page. That advance retrieval period matters when the web index supplies a case but not the papers needed to understand it.

Note: A docket entry shows that an event was recorded; read the disposition or filed order before drawing a conclusion.

Gwinnett Custody and Registry Records

The Sheriff SmartWEB search covers county bookings and custody records. It can return booking identifiers, dates, status, charges, bonds, and demographic descriptors. A booking is not a conviction. Georgia's Department of Corrections locator covers the state prison and supervised population, not the county jail, while the GBI registry supplies its own name and map search.

Police incident and accident reports have another route. Releasable hard copies may be obtained at county locations, while electronic delivery requires a county open-record request. Investigatory details, victim data, juvenile information, medical facts, and security material can be withheld or redacted. Never use jail, registry, or police data to threaten, confront, or harass anyone.

Georgia Records Extend Gwinnett Searches

Some records tied to Gwinnett County are state filings. The Secretary of State's Verify system lists professional license status and may route discipline details to a licensing board. The Corporations Division search tracks entities, registered agents, officers, control numbers, and filed papers. An address in a filing proves what was reported at that time, not that a person remains there.

What Gwinnett Records Keep Private

GORA's broad definition does not erase confidentiality laws. Agencies redact Social Security numbers, driver's-license data, financial accounts, medical material, protected victim information, and other restricted identifiers. Juvenile, adoption, and sealed court matters remain closed. Military-discharge access is restricted, and vital certificates require the relationship or interest set by law.

Georgia's VoteSafe program protects an eligible registered voter's residence information. Safe at Home, launched July 1, 2026 under O.C.G.A. §50-18-150 et seq., provides eligible survivors and at-risk people a substitute address on most state and local public records plus mail forwarding. A protected address found elsewhere should not be republished.

Rebuilding Gwinnett Records Before 1871

The courthouse fire makes a pre-1871 title search a reconstruction task. Later deeds may recite that land is the same property conveyed earlier. Tax digests, census schedules, probate books, church registers, and newspapers can supply names when the ordinary deed chain stops. The Georgia Archives inventories Gwinnett deeds dated 1821 through 1881 and other land material from 1852 through 1886.

The archive screen marks a fallback beyond the county portals, especially for records created before modern indexing or the fire boundary.

Gwinnett Public Records Offices

Lawrenceville holds the main county and court counters, but each office controls its own series. Check the portal first, then use the phone or counter when an image is missing, an old file needs retrieval, or a certified copy is required.

Request Gwinnett County Public Records

The Georgia Open Records Act, O.C.G.A. §§50-18-70 through 50-18-77, lets any person ask the proper agency for existing records. No Georgia residency rule appears in the Act. An agency must produce them within three business days or give a written timetable, estimated cost, and exact legal basis for withholding. The law does not require staff to answer questions or create a new report. Meagean Diaz, the county Legal Manager and Open Records Officer, coordinates covered requests at 75 Langley Drive, 770-822-8712, but she is not the custodian for every Gwinnett record.

1. Name the actual custodian and describe existing records by subject, date range, names, office, and known identifiers.
2. Use the Gwinnett request portal for covered county departments. Send court-file requests to the relevant clerk.
3. State the desired electronic format and ask for a cost estimate before production begins.
4. Review the three-business-day response. A delay should include timing and cost; a denial should cite the exact exemption.
5. Ask for nonexempt portions if part is withheld. Georgia Attorney General mediation or a court action may address an unresolved denial.
